DEVELOPER & BUILDER SERVICES
Why should you use us?
(Or insist that your 3rd party inspector sub-contract deck inspections to us)
Experience-we've been involved with installing new decks and rehabbing old decks for years.
Authorized installers-we are authorized installers of major decking systems. We know what we're doing.
Licensed contractor-Bill Leys is a licensed contractor, specializing solely in the field of installing waterproof decking.
Prior Homeowner Association Manager- Bill's 3+ years of experience in the field of HOA management gives you access into what HOA management companies and Associations need from you.
Whether you are a builder, developer, or a third party consultant, we want to work with you to enhance your product.
Seminars-Designed
for your purchasing agents and field supervisors, we have a dual program that
will give your purchasing agents the powerful information they need to know when
it comes to reviewing bids. Not all deck coatings are the same, even though many
brands look very similar. Knowing the basic process of what it takes to install
a deck, the work associated with the different steps and the labor involved
helps them understand; your Purchasing Agents will know what the differences are
between different deck coatings after attending our seminar, what benefits and
cons that they may have associated with them
and for your field supervisors,
the second half of our program will help them understand the c
ritical
importance of sequencing the job correctly for maximum efficiency and to assure that the building is being built and waterproofed properly. After going through our program, your field supervisors will know the basics of flashing, the steps involved in the installation of various deck coatings and what the deck coating installer needs to have the framer do to assure a problem free deck. A handy checklist that can be duplicated is handed out as part of the tools they will receive from our program.

Please inquire about our fees for our seminar, we will be happy to design a program for your staff at a reasonable cost.

Drafting Maintenance Requirements-Let us help you by providing you with suggestions on language for maintenance and inspections to be incorporated into your CC&R's. By working with your attorneys, and providing them access to our extensive library of manufacturer's documents, we'll help them get your documents as accurate as possible. Please inquire directly with us for more information.
Pre-Waterproofing
Inspections-Before your deck coating installer shows up, have us perform
an 18 point inspection of the decks.
Checking
everything from nail spacing to sloping and everything else in between,
before
it gets covered, cover yourself from potential liability. Repairing a framers
mistake is expensive enough, having to repair it later after someone has moved
in is a lot worse.
Please inquire directly with us for more information.
Turnover Inspections-Don't leave your turnover of the development to chance. Our inspection of one of the top 10 biggest defective components in HOA's is ruthlessly comprehensive. Protect yourself from possible issues by demanding our inspection of your decks. We'll check to make sure that your installer has all their "decks in a row", to spin a pun. Please inquire directly with us for more information.

Maintenance Inspections-By inserting in your CC&R's a requirement for annual or semi-annual inspections to be performed by the Association, and requiring a copy of the written report to be filed with you, you can help protect your firm from potential liability and help your Association keep their deck warranty- many manufacturer's are now requiring inspections as part of their warranty requirements already! Click here to see this manufacturer's maintenance requirements for an example. Early detection of problems can keep costs minimized in the event there is a defect in the decks and makes sure that the Association keeps up on their required maintenance.
By having us perform these inspections for the Association from the time of turnover to year ten enables you to have a paper trail through the end of your time period. Our handheld computer inspection system gives you instant reporting via email on a PDF document. Integrated pictures with highlights outlining any problems lets you and the Association to hone directly in on any problem areas. See our sample inspection report by clicking here.
We can also help stop potential problems from occurring with our inspection of items on the decks and their potential to cause damage to the coating. Catching a chair without a tip on it early, before it cuts into a soft coating will save you hundreds in repairs later. Alerting owners or the Association of a potential problem is being pro-active in defending against problems.
