Physical Inspections
Inspecting a deck takes approximately 10-15 minutes. All physical inspections will include a minimum of 2 pictures per deck, a physical measurement of the approximate square footage, visual inspection of the surface, visual inspection of the drains or scuppers, a physical verification of whether slope exists and to what degree and a visual inspection of any visible flashing. We also seek to determine what type of coating is in place, to the best of our ability, and if possible, who the actual manufacturer is. If you already have this information, we would greatly appreciate having that information provided to us, including the installation date and any maintenance information you may have that has been previously performed. We also seek to provide a "chronological age" of the deck based upon its physical appearance. We also inspect the contiguous building materials, recommending that any items that appear to be deficient, possibly allowing water to migrate under the coating surface, for further inspection.
We will also include the manufacturer’s installation procedures in the form of their published technical bulletin and any applicable maintenance instructions. A written report detailing our findings, complete with pictures for each deck is included in the costs quoted.
Inspections do not include destructive testing, water testing, moving furniture, plants, grills or any other personal items. We will check for soft, dry-rotted plywood substrate to the best of our ability, but you cannot take responsibility or liability for failing to discover such during our inspection. We also do not write specifications for repairs. We will provide a manufacturer’s phone number so that you may request their representative write specifications for repairs/resealing. While we check railings for any obvious signs of deterioration, we are not capable of determining whether they meet current codes or whether they are structurally sound or unsound. Our report will only indicate that they should be examined by a person knowledgeable in structural components for further evaluation.
Associations with 1-5 units $250.00 flat fee* Apx. ¼ to 1 ¼ hours of physical inspection
Associations with 6-12 units $300.00 flat fee* Apx. 1 ½ to 2 ½ hours of physical inspection.
Associations with 13-25 units $25.00 per deck* Apx. 1 ½ to 4 ½ hours of physical inspection.
Associations with 26-50 units $20.00 per deck* Apx. 4½ to 10 hours of physical inspection.
Associations with 51-75 units $18.00 per deck* Apx. 10 to 14 hours of physical inspection.
Associations with 76-100 units $15.00 per deck* Apx. 14 to 20 hours of physical inspection.
Associations with 101-150 units $12.00 per deck* Apx. 20 to 28 hours of physical inspection.
Associations with 151-250 units $11.00 per deck* Apx. 28 to 48 hours of physical inspection.
Above fees are for second story decks that can be accessed by a ladder or stairs. Decks that are over a sloped hillside, third story decks and any deck we deem to risky to try to climb to shall be accessed through the home. Decks accessed by stairs that have a landing between stairs are considered as part of that deck. * Additional decks on a home/condo unit are $5.00 each.
Properties requiring 7 hours or more of time to inspect and/or that are over 100 miles from San Luis Obispo shall also be charged a per diem fee of $100 per night.
This usually applies only to Associations with 40 or more units.
